Welcome to M2 Apartments! We prioritize transparency about the fees you may encounter as a resident to help you choose a home that fits your budget. Below, you'll find a clear list of initial and monthly costs that are in addition to the base rent. Our goal is to make your living experience enjoyable and financially manageable. Please review these fees to understand your potential financial commitments fully.

These fees are typically due at the time of move-in or as part of the initial leasing process
Application Fee $53.15 per standard application or $46.94 per Housing Subsidy Application
if fee applies, it is non-refundable
Security Deposit $500/$1000/$1500 depending on what you qualify for

First Month's Rent Base rent amount, which will be prorated if not moved in by the 1st of the month

Admin Fee $250/per apartment
(non-refundable, due with 1st full month of rent)
Holding Fee $170 for 1x1, $215 for 2x2, $285 for 3x2
(applied to move in costs at time of move in, or non-refundable if application is cancelled after 72 hours of acceptance)
Pet Deposit $300/per apartment
(pet deposit is refundable)
Utility Billing Fee $15 due with 1st utility bill

These are recurring fees that will be part of your regular payments each month. Some may be paid with rent while others could be paid directly to the utility provider or outside third party

To calculate your estimated monthly cost, simply:
